The following Excel-based simple real estate financial spreadsheets are meant for obtaining quick ballpark estimates including Net Present Value (NPV) and Internal Rate of Return (IRR):

These spreadsheets are meant to save the users time in that they need not reinvent the wheel i.e. write the spreadsheets themselves and thus can concentrate on analyzing presented opportunities. A certain level of knowledge on real estate finance and Microsoft's Excel is required. They are good for initial assessments of real estate opportunities though further custom detail analyses should be done especially on the more complex projects.
